Where the difference comes from
Nobody is being undercut. A middleman is being removed.
Airbnb, Vrbo and Booking.com are advertising channels, and they charge for the advertising. Some of that is taken from the host as commission and some is added to the guest as a service fee, and the split has changed several times over the years. The outcome for you never changes: the price of the same three nights is higher there than it is here.
Our rates on those platforms carry that cost — about 15% on Airbnb, about 20% on Vrbo and Booking.com. This site is the base rate, with nothing stacked on it. Booking direct is not a discount or a promotion that expires; it is the price of the night without an intermediary in the middle of it.
That is also why we do not link out to those listings. There is nothing to compare beyond the number, and the number is on this page. It is not a rounding error either: across the 6 homes in the table above, three nights each, the difference adds up to $1,044.20.

What happens when you book
Pick your dates on the live calendar
Every home here is also listed on Airbnb, Vrbo and Booking.com, and all of those calendars are the same calendar. A booking on any channel closes the dates on every other one within seconds, so what shows as open on this site is genuinely open.
Your dates are held for 24 hours
The moment you book, the nights come off sale everywhere — not just here. Nothing is charged at that point and nothing is provisional about the hold. You have a full 24 hours to finish the payment, and reminders go out before the window closes.
Payment happens on the next step
You are handed to our payment provider's own secure page to pay. Card details go directly to them and never touch our servers. There is no service fee on a direct booking: the total is the nightly rate, the cleaning fee and tax.
Confirmation, then check-in details
The reservation is confirmed against the live calendar as it is created, so a home cannot be sold twice. After that you get the check-in link — ID and signature — and the door details before you travel.
If you do not pay, nothing bad happens
Miss the 24-hour window and the hold simply expires: the dates go back on sale and you are not charged anything. There is no cancellation fee for a booking that was never paid for, and no argument about it.
Availability is live, on every channel at once
This is worth being precise about, because it is the one thing guests distrust about booking outside a big platform. Our calendars are not copies that update overnight. Every home is connected to the same system the platforms read from, so a reservation taken on Airbnb at two in the morning closes those nights here within seconds, and a booking taken here closes them on Airbnb, Vrbo and Booking.com just as fast. Before a reservation is confirmed the dates are checked against that live calendar one more time. If they are no longer free, the booking fails there and then, in front of you, instead of turning into an apologetic email three days later.

Is it really cheaper to book direct?
Yes, and by a predictable amount. The same homes are listed on Airbnb at about 15% above the direct rate, and on Vrbo and Booking.com at about 20% above it. On 3 nights at Luz Collection No.3 – Casa Horizonte | 3BR Loft that is the difference between $2,196.50 on Airbnb and $1,910.00 here.
Is there a service fee if I book direct?
No. There is no service fee, no booking fee and no platform fee. Your total is the nightly rate for the dates you picked, the cleaning fee for that home, and tax. Nothing is added at the last step.
When is my card charged?
Not when you book. Booking holds your dates for 24 hours and payment happens on the next step, on our payment provider’s secure page. If you do not complete payment within 24 hours the hold is released automatically and you are charged nothing.
Could I be double-booked?
No. Availability here is the same live calendar every platform reads from, and it is re-checked against that calendar at the moment your reservation is created. If the dates are not genuinely free the booking fails immediately and visibly rather than quietly going wrong later.
Is the home the same one I saw on Airbnb?
Yes. These are our own homes, hosted by us since 2015. The listing you saw on a platform and the page you are reading here describe the same property, the same keys and the same host. Only the price is different.
Are my card details safe?
Card data is entered on our payment provider’s own hosted page and never passes through this website or our servers. All we receive back is whether the payment succeeded.
What if I need to talk to someone first?
Email contact@bardiazadeh.com with your dates and the home you are looking at. You are writing to the company that owns and runs the property, not to a call centre working from a script.
Can I book more than one home for a group?
Yes. 56 homes are live on this site and many of them sit within a short walk of each other in the same neighbourhood, which is usually the cheapest way to house a large group. Send us the dates and the headcount and we will tell you what fits.
