Punta Las Marias is a safe, walkable residential neighborhood located between Condado/Ocean Park and Isla Verde, two of San Juan’s most popular coastal areas. It’s known for its relaxed local vibe, easy access to the beach, and proximity to great restaurants, bakeries, grocery stores and pharmacies.
You’ll be just a few minutes’ walk from: - Barbacoa Restaurant and CUT Butcher Shop (both on Bucare St) - Ocean Park Beach - Local coffee shops and convenience stores - Walgreens, Pitusa and other neighborhood grocery options
The area is very centrally located — 8–10 min drive to Condado 5–7 min drive to Isla Verde 12–15 min drive to Old San Juan
This is a well-known and safe area that’s popular with locals and long-term residents, not a tourist “party zone.” It’s quiet at night and very easy to walk around during the day.
You can walk to the nearby beach, restaurants, pharmacy and grocery stores — most of the daily essentials are within 5–10 minutes on foot.
Uber works very well in this part of San Juan and is usually the easiest and most affordable way to get around if you don’t have a rental car.
If you do rent a car, street parking is available nearby (public and first-come/first-served). Distances by car: - Condado in ~8 minutes - Isla Verde in ~5–7 minutes - Old San Juan in ~12–15 minutes - SJU Airport in under 10 minutes
There is also a local bus route along Loíza Street (a short walk away), although most guests prefer Uber or rental car for convenience.
- Free street parking is available, but it is public and first-come/first-served. We have no control over it. Guests are fully responsible for making sure they park in legal areas and follow posted signs or pay meters where required. Any parking tickets or towing fees are the guest’s responsibility.
- The property is located in Punta Las Marias, a local residential pocket situated between Condado/Ocean Park and Isla Verde. It’s behind Barbacoa Restaurant and CUT Butcher Shop on Bucare Street, and walking distance to beaches, restaurants, pharmacy and grocery stores.
- Electric and water usage is included for your stays; however please use A/C responsibly and turn it off when not in the apartment.
- No pets are allowed.
- No smoking inside the property.
- No parties or events — this is a quiet residential building.
- A queen air mattress is available, but using it will take up floor space and reduce maneuverability.
- This is a safe and well-known residential neighborhood in San Juan.
- Please be mindful of the water heater — it works well, but like most systems on the island it may take a couple minutes to fully heat up.

Perfect stay in San Juan – highly recommend! Positive: We had such a great experience at Las Marias San Juan by PH. The apartment is exactly as pictured: clean, spacious, and thoughtfully set up with everything you need. The bedroom was comfortable, the living room had plenty of space to relax, and the kitchen was fully equipped so we could cook some meals at home. Having a washing machine was a big plus for us. The location couldn’t be better. It’s in a quiet, safe neighborhood just a short walk to Punta Las Marias beach and close to Barbosa Park. We loved being only a few minutes from Condado and Old San Juan but still in a more local, laid-back area. The airport is also super close, which made travel really easy. Diana, our host, was so welcoming and responsive. She made check-in smooth and gave great local tips for restaurants and things to do. We especially appreciated the private terrace and garden – perfect for coffee in the morning. If you’re looking for a comfortable and convenient place to stay in San Juan with modern amenities, fast WiFi, and a great location near the beach, this is it. We would definitely book again.

The host was super responsive and gave clear instructions. The space had everything you’ll need - kitchen with everything, washer, dryer and detergent 10/10, bathroom with soap! Everything! Note that the walls are a bit thin so you can hear everything and the water runs slow in the shower. The neighborhood is super walkable and feels safe. I would stay here again.

I had such a great stay! The location is perfect super central and close to everything. There’s a gas station just one block away for any quick essentials, which was really convenient. The apartment itself was nice, clean, comfortable, and well stocked. Extra towels were provided, which we really appreciated. The host was super helpful and responsive throughout our stay. Parking being available was a huge plus. It’s also next to all the beaches, which made everything so easy. And as a health enthusiast, I loved having a superfoods açaí shop right next door 😊 Would definitely stay here again! 10/10

This place was great; it had everything you’d need for a couple nights or a whole week. My favorite spot was the sitting area in the backyard under the avocado tree. Neighbors were also very helpful and inviting. My daily routine was walk across the street to “Come Aqui” for pastelillos, then I’d either go to ocean park or the skate park both of these will offer you access to more private and less crowded beaches(both less than a 10 minute walk) I prefer the beach at the skate park tho!!!! From the skate park you can take a right and will have access to isla verde beach and their strip with many food options.
