Fountain Mansion is a grandfathered, city-protected historic property, so you’re literally sleeping in a piece of Old San Juan’s past.
Because it dates back decades (if not centuries!), you may notice:
• As a preserved historic property, the original clay tiles have been pressure-washed clean but retain gentle wear—that authentic patina is part of the home’s charm.
• Subtle imperfections: slight floor-tile irregularities, gentle wear on woodwork, and door hinges that creek just a bit. These are not defects but part of its authentic colonial character.
• Quirky charm: uneven thresholds, slightly wavy walls, and occasional echoes in the high-ceilinged rooms—small reminders that this home has its own personality.
• Ambient sounds: you’ll hear distant church bells, festive parades, and lively street chatter from time to time. It’s all part of the vibrant old-city atmosphere. Expect ambient city sounds and the lively spirit of Puerto Rico’s oldest neighborhood.
• Safety Cautions: When the fountain is running, the surrounding floor may get slippery—mind your footing; the staircase to the upper floors —please use caution on each step; on the rooftop, avoid the plastic-marked glass ceiling above the fountain room—it’s not load-bearing and should not be walked on.
By choosing Fountain Mansion, you accept and celebrate these historic quirks. They’re not flaws to fix but features to cherish—testament to centuries of San Juan life, preserved under the city’s historic-district protections.

Booked a last minute one night stay and it was AMAZING. Prime Old San Juan location, right in the MIDDLE of Old San Juan, just steps from the best restaurants, cafes, and nightlife. This historic colonial mansion feels authentic yet super comfortable and luxurious, with clay tile floors, arched doorways, a serene fountain room, and a rooftop hammock lounge with incredible city views. Everything was flawless. The beds were so comfortable, AC and WiFi worked perfectly, and check in was easy and fast. The free private garage parking was also a game changer, parking in Old San Juan is nearly impossible and almost no homes include it. Diana was so responsive, professional, and made arrival very smooth. Perfect for groups, families, or couples. A true five star stay for anyone visiting Puerto Rico who wants to explore the city in comfort and style. THANK YOU SO MUCH!!!
My friends and I loved this spot and really appreciated how friendly and responsive the host was for the duration of our trip! The location is unbeatable and the rooftop patio and living room had great gathering spaces for a larger group. AC worked great and the home had so much historic charm. Thanks for a great stay!
Great location with awesome rooftop patio! Positive: Location is perfect! Easily walk to everything. Nice little coffee shop right across the street. Very cool old building with tons of character. The rooftop patio is a great place hang out at the end of the day. Beds are very comfortable and the AC gets the place good and cold. The in-home washer/dryer is convenient. Homeowner is very nice and is quickly responsive.
The place is in a prime location, and even though we rented a car, almost everything is in walking distance, having a parking spot was super clutch as parking in the area would have been almost impossible without it. The beds were comfortable, there was plenty of room, the air conditioning worked beautifully and so did the WiFi, Diana was super helpful although we didn’t need her much, would definitely visit again.
We had a wonderful stay in Old San Juan. The place was clean, comfortable, and exactly as described, and the location was perfect for walking to restaurants, shops, and sightseeing. Check in was easy and the host was responsive and helpful. Would definitely stay here again!
We loved staying here, which slept 9 of us comfortably! AC in the three bedrooms and functional ceiling fans in all other rooms made the space comfortable at all hours. The house had all listed amenities, and the rooftop was a very nice setting for morning coffees or napping in the hammock. The hosts were very responsive and helpful when we reached out with any question ahead of and during our trip. Great location, and very close to many bars, restaurants, shops, and other spots in Old San Juan. Would book again!
Old San Juan is the walled colonial quarter founded in 1521 — a UNESCO World Heritage Site, and one of the oldest European-founded cities anywhere in the Americas.
Its streets are paved with adoquines, the blue-grey cobblestones cast from furnace slag and laid down centuries ago, and they run between pastel townhouses with wrought-iron balconies and interior courtyards. Castillo San Felipe del Morro and Castillo San Cristóbal anchor either end of the district, both part of the San Juan National Historic Site.
