Why the same home costs more on a platform

A booking platform takes a commission. Historically that was split visibly — a service fee added to the guest’s total, plus a smaller cut from the host. More recently, platforms have moved toward taking their entire commission from the host, who then builds it into the nightly rate.

The effect on you is the same and the presentation is different: the fee stops appearing as a line item and starts appearing inside the nightly price. A platform showing "no service fee" is not cheaper, it is quieter.

Our homes are listed on the platforms at a markup over the direct rate:

• Airbnb — around 19% more than booking direct on this site.
• Vrbo — around 23% more.
• Booking.com — around 20% more.

Direct is the base rate. Over a week in a mid-sized home, that gap is usually the cost of the bio bay tour, the catamaran and a couple of dinners.

What you keep when you book direct

• The same home and the same host. These are our own properties, not brokered inventory. Nothing about the house changes based on which website you clicked.
• Live, synced availability. Every home is on the platforms too, and the calendars sync. A date open here is genuinely open, and we re-check availability against the live system at the moment of booking so two channels cannot take the same week.
• A written confirmation and a real contract. You get a reservation, terms and a paper trail, exactly as you would anywhere else.
• Secure payment. Payment runs through a hosted checkout provider — card details never touch our servers.
• Your dates held while you pay. The reservation holds the calendar while you pay, 24 hours or 48 when you book a month ahead, so nobody else can take it while you finish.

What you actually gain

A person instead of a messaging system

Platform messaging filters phone numbers, delays replies and sits between you and the people who own the keys. Booking direct means asking the host about the parking, the stairs, the cot, or the flight that lands at midnight, and getting an answer from someone who knows the house.

Flexibility that a platform cannot authorise

Early check-in, a late checkout, an extra night tacked on, a change of home within the collection when your group size changes — those are decisions a host can make and a platform cannot.

Money that stays on the island

We are a Puerto Rico company, with local LLCs, hosting here since 2015 and a Superhost since 2020. The commission that would have gone to a platform stays in the local business instead.

The honest case for the platforms

There are two real reasons people prefer them, and neither is silly:

• Familiarity. You know the interface, your card is saved and you have a review history.
• A single dispute process. If something goes wrong, the platform is a third party you can complain to.

The counterweight is that a direct booking with an established local company gives you a named counterparty who is regulated where the property is, rather than a support queue in another time zone. We have been hosting here for a decade and hold a 9.9 out of 10 average across more than 20,000 guest reviews since 2015. That record is the reason the direct price can be lower: we are not buying customers.

That matters for a practical reason rather than a promotional one. The real risk in any direct booking is that the other side is not who they say they are, and a decade of trading, a local corporate presence, a phone that gets answered and a review history you can check in several places is what removes it.

It also explains the price. We are not paying a platform to introduce us to you, and the point of a direct rate is to hand that difference back rather than keep it.

What does not change

• The home. Same photographs, same address, same host, same keys.
• The calendar. Availability syncs across every channel within seconds, and we re-check it live against the source system before a reservation is created — so two channels cannot sell the same week.
• The standards. Cleaning, check-in, and how a problem is handled at eleven at night are the same whichever site the booking came from.
• Your ability to review us. Guests who book direct are the ones most likely to tell us the truth, and we would rather hear it.

How to compare like for like

1. Compare totals, not nightly rates. Put the same dates and the same guest count into both and read the final number.
2. Check what is included. Cleaning, taxes and any resort-style fees should all be visible before you pay.
3. Check the calendar is live. A direct site running on stale availability will take a booking it cannot honour. Ours re-checks against the live system before it confirms anything.
4. Look for a real company. A physical presence, a trading history, reviews you can find elsewhere, and someone who answers the phone.
